SOBHA Limited does not publish a rate card for this project, and neither do we. Any figure you find quoted on an aggregator site is either an estimate or an old number that has since moved. Rather than repeat it, this page explains what actually determines the price of a residence here, so that the cost sheet makes sense when you receive it.
Current pricing, the available inventory by tower and floor, and the payment plan on offer are shared on request. They change, which is precisely why they are not published.
What the price depends on
Four variables account for most of the difference between two homes in the same tower.
- Configuration. Saleable areas across the sixteen published plate types run from 2,836.51 sq. ft. to 4,285.54 sq. ft. — a spread of roughly fifty per cent.
- Tower. Towers 1, 2 and 3 rise to 43 floors with two residences per floor. Towers 4 and 5 rise to 46 floors with three per floor. The lower density of the first group shows up in the plans and, generally, in the rate.
- Floor band. Each type is assigned to specific floors. A Type A2 occupies floors 2 to 26 and 28 to 43; a Type B3 occupies only floors 19, 28 and 37. Where a home sits in the stack affects both the view and the price.
- Aspect. The floor plans are marked golf course and landscape view. Within that, orientation still varies by plate.
Configurations and published areas
These are the areas printed on the official floor plans. They are the basis on which any price is quoted, so it is worth being precise about them before discussing rates.

Saleable area is not carpet area
Indian pricing is usually quoted against saleable area, while the space you can actually furnish is the carpet area. At SOBHA Aranya the gap is substantial and it varies by type. A Type A1 publishes 4,285.54 sq. ft. saleable against 2,539.66 sq. ft. carpet. A Type D1 publishes 2,836.51 sq. ft. against 1,766.37 sq. ft.
When you compare this project against another, compare carpet-to-saleable ratios as well as headline rates. Two projects quoting the same figure per saleable square foot can deliver noticeably different homes.
What to ask for
A complete cost sheet should set out the base rate, any additional charges, applicable taxes and the payment schedule, along with what is currently available in each tower. Ask for it in writing and dated. We send exactly that.
Two things worth confirming at the same time: the current construction stage, and the position on access to Karma Lakelands facilities. The project documents do not state that estate facilities such as the golf course are included with a residence, so that should be confirmed rather than assumed. Registration
SOBHA Aranya is registered under HARERA as RC/REP/HARERA/GGM/808/540/2024/35 dated 01-April-2024. That registration is printed on the brochure, the master plan and every floor plan, and can be checked at haryanarera.gov.in. Planet Landbase LLP is a registered agent, HARERA/GGM/1844/1439/2022/212 — a separate registration, and not the project's.
