Where the project actually sits

SOBHA Aranya is in Sector 80, Gurugram, on the western side of the city off NH 48, inside the Karma Lakelands estate. It is entered from Gate 1 off the highway. This is the Manesar side of Gurugram rather than the Golf Course Road side — closer to IMT Manesar than to Cyber City, and noticeably greener than the sectors east of the expressway.

The brochure describes a signal-free drive to IGI Airport. We have not converted any of this into travel times, because journey times here depend on the hour and we have no verified data to quote.

The road network around Sector 80

The site sits within reach of several of Gurugram's main arteries.

• NH 48 runs past the estate, with Delhi to the north-east and Jaipur to the south-west. Kherki Daula Toll and the Clover Leaf Flyover are the nearby junctions.
• Southern Peripheral Road links directly to Golf Course Extension Road.
• Northern Peripheral Road provides a route from Gurugram to Dwarka.
• Dwarka Expressway and the Central Peripheral Road feed the same network.
• Sohna Road, New Sector Road, Naurangpur Road, Golf Hills Road and Rao Vijayveer Marg are shown on the brochure's location map.
• A proposed metro route is marked on the same map. It is marked as proposed, and we treat it that way.

These are reproduced exactly as the brochure gives them. They represent distance only; actual directions may vary, and they are not travel times.

SOBHA Aranya and Karma Lakelands are not the same thing

This is the single most misunderstood point about the project, and it is worth being exact.

Karma Lakelands is a 270-acre (1.9 million sq. m.) golf resort and residential estate. It contains an award-winning 9-hole golf course with an additional signature hole, irrigated with recycled water, along with a lake, a driving range, a bio-diversity park, the Kailash and Devakad sacred forests, a bamboo forest, an organic garden, villas, cottages and Klub Karma. It is developed and operated separately.

SOBHA Aranya Phase 1 is a 14.81-acre project inside that estate, built by SOBHA Limited in partnership with Karma Lakelands. It has five towers, 524 residences and its own set of amenities, which are set out on the master plan.

The project documents do not state that Karma Lakelands facilities — including the golf course — come with a residence at SOBHA Aranya. Marketing material elsewhere often blurs the two. Before you assume any entitlement to the estate's facilities, ask for the current position in writing. We will get it for you.

What the setting is actually like

The brochure's own photographs of the estate — as distinct from the artist's impressions of the buildings — show mature forest, open fairway, nilgai moving through the sacred forests and thoroughbred quarter horses near the lake. Whatever else is true of the location, the immediate surroundings are unusually green for Gurugram.

Within the project itself, more than 85% of the ground is kept as open space, and the vehicular driveway is pushed to the perimeter so the centre of the site is free of traffic.
